Without planning permission from a local planning authority, a garden room can be 3 meters high (4 with a dual-pitched roof), have an eaves height of 2.5 meters, and cannot take up more than 15 square meters and/or more than 50% of your available outdoor space.
If your garden room does not meet any of these limits, it can fall under permitted development. Permitted development means that you do not have to seek planning permission for the garden room project.
If permitted development does not apply, then you will need planning permission for projects like this. We can help you figure out if you need permission or if your project falls under permitted development, and we can then seek planning permission on your behalf if needed.
Note that permitted development does not allow you to violate building regulations. Your project will not be allowed if you are breaking building regulations, even if you have accepted planning permission or are covered by permitted development rights.
You will always have to get planning permission if you are building in conservation areas, including within the property boundaries of listed buildings.
This process can vary based on the kind of room you are wanting to build and the amount of space it will take up, along with other factors specific to the building and the land surrounding it.
We can help you contact the authorities behind the conservation areas’ restrictions, helping you get a better idea of what you can and can’t do with your garden. From there, we can draft up another installation plan based on that information and our own advice.
Outbuildings are any separate rooms (often miniature houses) that are not attached to main houses. This usually means an installation like a shed, although it can also be a fantastic summer retreat, a separate workshop site, or any other kind of space.
If we create a standalone room complete with its own roof, walls and windows, that is considered to be a separate building installation.
These spaces are usually meant to be used year-round, meaning that you can visit them comfortably in both the summer and winter months. However, sometimes they are built specifically as a summer retreat or constructed only for a specific season.
As mentioned above, an installation like this with no planning permission can be a maximum height of 4 meters and is not allowed to take up more than 15 square feet of space in the gardens they are built in.
The rest of the restrictions can vary, especially concerning the roof style and the material choices involved (such as timber), so be sure to talk with us about the rest of your plan before work starts.
The mandatory distance between a new building and a boundary fence should be about 1.5 meters or more. Naturally, if you require planning permission, then this will become even more relevant.
Note that neighbours may be able to protest the worksite during construction if you create a building too close or if they have issues with the layout you are trying to create next to their property.
You require planning permission to build a structure like this in most cases. However, neighbours may also be able to protest if you are causing problems with your new plan, such as harming the outstanding natural beauty of their own garden.
While you can’t escape this if you are building near a fence, we can help you adjust the site and plan to save your project. This may mean a visit from a regulatory body to see if the structure would need to retreat further away from the fence.
